Are you from Minnesota and are currently thinking of selling real estate part-time? Real estate can be a very lucrative career that gives you the financial freedom you crave. But is it worth it, and can you make a decent wage selling without going all-in?
In this post, I am detailing my exact experience so far as a newer Minnesota licensed real estate agent, and a personal point of view if it is realistic to do only part-time.
If you are in a hurry and want a quick answer: Yes, I think it is possible to sell real estate part-time in Minnesota with a few caveats:
- Have a healthy sphere of influence.
- Know how to market yourself
- Make yourself available in the evenings and weekends
- You’re not easily discouraged
Now for those of you who are not in a hurry, I’ll go more in detail and outline my specific experiences with getting my Minnesota real estate license and if I plan to do it part-time.

A STRONG SPHERE OF INFLUENCE
I do not have an active sphere of influence that I could market myself to, and pretty much all of my friends and family already own homes. If only I got my license years ago when my friends were searching for the homes they live in currently.
So consider this, do you have a good number of friends, family or even coworkers living in an apartment? No one wants to live in an apartment forever, and they will need a reliable realtor to help them buy a home. Be sure to throw your hat in the ring when they mention that they are looking for a home to buy.
Friends, family, even minor acquaintances will be much more comfortable working with someone they know. So don’t feel shy or nervous when you reach out to that past coworker you haven’t talked to in the last five years.
SOCIAL MARKETING IS A GAMECHANGER
I have a background in social media marketing and web design, so I know this first hand when it comes to marketing yourself as a real estate agent. Don’t let those realtor veterans fool you saying you need to walk neighborhood to neighborhood knocking on every door you see.
If you are in a situation currently where you can drop everything to take a phone call from a potential lead, you should start marketing yourself with Google ads. With Google ads, a likely lead will search, “Realtor in my area.” Your name pops up in the search results, and you get a call. The beauty with Google ads is you do not get charged unless someone calls you!
If your full-time commitments do not allow you to drop everything to take lead calls, then advertise on Facebook. Create a landing page through WordPress, or use Leadpages if you are not tech-savvy. Once you create your landing page, drive traffic with Facebook ads. Collect the leads email and phone number, and you call them back on YOUR free time.
Facebook and Google ads are a more direct approach to getting leads. You can also get leads through SEO (search engine optimization), which is a more passive and FREE approach to generating leads.
Here is a broad approach to how I use SEO to generate real estate leads:
- Start a blog and write quality articles that help your local community.
- Share blog articles on social media platforms.
- Create Rich-Pins on Pinterest for each article (this helps with backlinks).
- Write and share guest posts on other local blogs to help with domain authority.
As your domain authority grows, you will start to rank higher and higher on Google. Not only that, but your local community will see you as an expert within the real estate community.
Prot tip: SEO takes a long time and could take upwards of six months to a year to rank on Google. To rank faster, use long-tail keywords.
(By the way, these growth methods work for any business, it’s not only for real estate agents.)
WORK EVENING AND WEEKENDS
If you cannot work evenings and weekends, there is a good chance you won’t be able to make it as a real estate agent, even as a part-timer. You have to work around your client’s schedule, and this means when they are not at work.
Additionally, weekend Open Houses are fantastic for getting a house sold and generating other leads. If you cannot commit to having an open house, you will have a hard time selling a client’s home, and they will question if you are putting in a solid effort to get it sold.
Don’t let this discourage you, though. It is still possible to be a part-time agent who wants to sell one or two houses per year.
HAVE THICK SKIN AND DON’T GET DISCOURAGED
Having thick skin applies to any sales job. From selling girl scout cookies to selling houses, you can’t let it bother you when someone tells you no.
If you can’t stomach rejection, selling real estate part-time (or even full-time) in Minnesota is not for you.
Just imagine, a close friend or relative going with a different agent when they buy or sell. Rejection from a friend or family member is gut-wrenching, but you cannot let it bother you. You will hear the word no a hundred times more than hearing, and you have to learn to embrace this rejection.
If you cannot cope with hearing the word no, it will way on you, and you will face burnout before selling a single home.
SO WHAT ARE MY PLANS, WILL I BE SELLING REAL ESTATE PART-TIME OR FULL-TIME AS A MINNESOTA REALTOR?
I plan to hit the ground running.
I will be selling real estate full-time in the Twin Cities area, Minnesota. However, I will still be running my marketing and web design agency. In order to manage both, I will be taking fewer marketing clients to make room for my real estate duties.
